Practical preparation
The mortgage process
A practical overview of the steps from an initial conversation to completion.
1. Discuss your plans
- Explain the property you have in mind, your budget and your preferred timescale.
- Tell your adviser about your income, commitments and any circumstances that may affect an application.
2. Prepare your information
- Ask for a document list tailored to your circumstances.
- Check that identification, address history and income evidence are current.
- Use the secure client portal when sharing sensitive documents.
3. Review the options and costs
- Ask your adviser to explain the recommended option, interest rate, fees and repayment structure.
- Discuss early repayment charges and any costs of changing your mortgage.
- Read the documents provided and ask about anything you do not understand.
4. Application and assessment
- The lender reviews your application and supporting information.
- A valuation and any further checks may be required. A valuation is not a detailed property survey.
- An agreement in principle is not a guaranteed mortgage offer.
5. Offer and completion
- Review the mortgage offer, conditions and expiry date with your adviser and conveyancer.
- Your conveyancer handles the legal work and coordinates completion.
- Keep relevant records and note when your initial mortgage deal ends.
