Regulated Rebridge

Bridging loan about to expire? Look at your options early.

A regulated rebridge is a new bridging loan on a home you or a close family member live in, used to repay a regulated bridging loan that is about to expire when the planned exit has not happened. It can give you more time, but it usually costs more, so we compare it with the alternatives first.

Look beyond
the headline rate.

We’ll help you understand the overall costs and practical considerations. Advice and availability depend on your circumstances and the lender’s criteria.

  • How long is left on the current bridging term, and the balance, interest and exit fees owed.
  • Why the planned exit has not happened, and whether the new plan is realistic.
  • The value of your home and the loan-to-value, including interest and charges already owed.
  • Whether a mortgage with a high street lender, or an extension from your current lender, is possible instead.
  • The total cost of a new bridging loan, not just the headline rate, and how long you might need it.

Regulated lending

A regulated loan.

Regulated bridging

A bridging loan secured on a home that you or a close family member live in, or intend to live in, is a regulated mortgage contract, regulated by the Financial Conduct Authority. Pure Capital Limited is authorised and regulated by the FCA (firm reference number 957322) and advises on and arranges these loans. We must recommend a loan that is suitable for you, and you can complain to the Financial Ombudsman Service. Your home may be repossessed if you do not keep up repayments on your mortgage.

Why act early

A rebridge extends short-term borrowing, which usually costs more, so it is worth comparing it with other routes before the term ends. If you are struggling to keep up with payments, speak to your lender early and take independent legal and debt advice. Free, impartial help is available from MoneyHelper.

Regulated rebridge

What is a regulated rebridge?

It is a new bridging loan, secured on a home that you or a close family member live in, used to repay an existing regulated bridging loan that is nearing the end of its term. It is used when the planned sale or refinance has been delayed or has fallen through.

Why is it regulated?

A bridging loan secured on a home that you or a close family member live in, or intend to live in, is a regulated mortgage contract. Pure Capital Limited is authorised and regulated by the Financial Conduct Authority (firm reference number 957322) and advises on and arranges these loans. We must recommend a loan that is suitable for you, and you can complain to the Financial Ombudsman Service.

When might I need one?

Common reasons include a sale taking longer than planned, building or refurbishment works overrunning, a refinance being delayed or declined, or a valuation or legal issue holding things up.

How is a rebridge different from a bridge exit mortgage?

A bridge exit mortgage is a longer-term mortgage that repays a bridging loan and ends the short-term borrowing. A rebridge replaces the bridging loan with another bridging loan to give you more time. We compare the two, and other routes, for your case.

What are the alternatives?

Depending on your circumstances, your current lender may agree an extension, a mortgage with a high street or specialist lender may be possible, or selling the property may be the better route. We cannot promise any one outcome.

What will it cost?

Typically interest, an arrangement fee, valuation and legal costs, and sometimes exit fees on the loan being repaid. Extending short-term borrowing can make the overall cost higher, so we explain the total cost, not just the headline rate, and any fees and commissions before you proceed.

What if my bridging term has already ended?

Speak to your lender and to us straight away, and take independent legal and debt advice. Free, impartial help is available from MoneyHelper. The earlier you act, the more options you are likely to have, but we cannot guarantee a result.

What will a lender look at?

Commonly your income and credit history, the property's value and condition, the loan-to-value including interest and charges already owed, and how credible the new exit is.

Why use an adviser?

Regulated bridging is specialist lending with different rules for each lender. An adviser helps you compare the routes, understand the costs and avoid a rushed decision near the end of the term.

Your home may be repossessed if you do not keep up repayments on your mortgage or other debt secured on it.

Pure Capital Limited is authorised and regulated by the Financial Conduct Authority (firm reference number 957322). A bridging loan or mortgage secured on a home that you or a close family member live in is regulated. Most other bridging loans and most buy-to-let mortgages are not. Fees and commissions will be explained before you proceed.
